Please note, the USVI is a very unique lending environment, and many programs available stateside (and listed under my Loan Programs tab) are either not available or available in different forms than typical stateside offerings. This section outlines most of these differences, but as the lending environment is constantly changing, always check with me regarding the best options available.

Loan Types

Conventional Mortgage
A Conventional Mortgage typically requires a 20% down payment, and is available with either Fixed Rate or Adjustable Rate terms. They follow guidelines set by Fannie Mae and Freddie Mac, companies that buy mortgages on the secondary market in the U.S. The USVI market is unique in the fact that there are no options for Private Mortgage Insurance. Therefore, even though we have lenders that will offer loan programs with less than 20% down, the lack of mortgage insurance prevents the ability to offer these loans.

 

FHA and VA Loans
Both FHA and VA loans are backed (and insured) by the Federal Government. Both offer low down payments: 3.5% for FHA and 0% for VA, and are limited to Owner Occupied properties. Contrary to popular belief, an FHA loan its not restricted to those buying their first home.

 

Jumbo Loans
A jumbo loan, also known as a jumbo mortgage, is a type of financing that exceeds the limits set by the Federal Housing Finance Agency (FHFA). Unlike conventional mortgages, a jumbo loan is not eligible to be purchased, guaranteed or securitized by Fannie Mae or Freddie Mac.
